Before + After- 5728 Balmoral Drive
Transforming a home from “drab” to “damn!” is what studio D does. Who doesn’t love a glow-up moment?
Nestled into the woods in Oakland, 5728 Balmoral Drive was custom-built, with show stopping windows throughout and stunning views to match. The architecture of the home plays off of the surrounding nature, something the staging also echoes. Our staging took the underutilized expanse of the space and showcased the elevated style it deserved. It’s no wonder this house was only on the market for less than a month + got $700,000 over-asking, might we add!
Studio D’s Janci Deetz was tasked with staging this beautiful property. Janci’s main goal- to show the beauty of the home and highlight its best qualities, to follow its lead with the design. “Balmoral was such a joy. It has an incredibly special lot with views toward the bay and San Francisco on one side and with Mount Diablo and the gorgeous, wild hills on the other. The home certainly took advantage of its site.”
The unique property also presented unique challenges. “The biggest challenge about staging 5728 Balmoral was creating a seamless design that let the architecture shine and incorporated a few of the homeowner’s beloved pieces, like the Buddhas and vintage rugs. I felt a great sense of responsibility to get it right and to honor what they had created in the process.”
“The other big challenge was to make a huge living room – which was previously split into two areas – into one space that made sense and took in the view as well as the fireplace and the interaction with the dining space and kitchen. Hence lots of mirrors to reflect those views!”
By choosing clean, neutral colors, the space has been brightened, and not just by the morning light!
Every property is different in terms of staging, some require more than just furniture, a house might need a little facelift. However, not this one! “This was a rare occasion where I made no recommendations on paint, light fixtures, or anything else. I only made requests to keep some things I thought really gave a sense of authenticity to the space.”
With the help of staging, 5728 Balmoral Drive was transformed into a calm oasis, filled with clean lines and lots of light.
