Turnkey Homes – Getting a new living space + furniture all in one (just bring your teddy bear)

It’s hard to envision living in an empty space. What size sofa will fit in the living room? How many dining chairs should I get? How much art do I need (and where)?

Luckily there’s a solution.  Turnkey.

Turnkey spaces are move-in ready, even down to the sheets! Turnkeys take staging one step further by creating an aspirational (yet relatable) fully designed space with new furniture, art, rugs, accessories, and more, custom-tailored for that space. We all know staging garners higher selling prices and studies have even shown that staged homes can cut the time on the market in half. The appeal of a turnkey is that what a prospective buyer sees a prospective buyer can get (lock stock and barrel) with a simple, you guessed it, turn of a key!

Designing the space is where the fun really begins. Inspiration can come from the neighborhood, the history of the area, the demographics of targeted buyers, or even the way the view plays into the space. To transform the home, developer and designer work together to conceptualize the perfect space. At studio D, we approach each project with a balance of elevated style and livable functionality, marrying the two to create a harmonious space.

The Canyon #1603, San Francisco

Studio D recently worked with Tishman Speyer on their Mission Rock development in San Francisco to create four turnkey model units in their brand-new Canyon Building. For these contemporary units located in the SOMA neighborhood and across the street from Oracle Park, home of the San Francisco Giants and a partner of Tishman Speyer, the goal was to create a space for a young professional looking to relocate to a contemporary building with ample amenities. The Canyon model units are currently for rent, which gives Tishman Speyer the ability to rent a furnished unit, allow the renter to purchase the furniture, or even move the furniture from model to model in order to continue successfully renting each unit. That’s the power of turnkey!

Studio D NYC also designed models at 55 Reade Street #2A, #2B + #6A, proving that turnkey is not just for selling, but for renting multi-family units quickly. According to Shelley O’Keefe, VP of Corcoran Sunshine,”studio D’s staging helped potential tenants imagine living in these beautiful spaces – the apartments were rented in record time.” When one unit sells, the furniture can be moved to another unit, ready to rent!

56 Leonard, Penthouse #57, New York

At the iconic Herzog & de Meuron’s 56 Leonard building in New York, studio D provided design expertise and furnished five units, including the penthouse, working with Corcoran Sunshine and developer Alexico. This model unit is a prime example of a high-end, luxury turnkey, with handpicked items specifically curated for this amazing space.

Back on the West Coast, Studio D teamed up with Polaris Pacific to design and install three luxury multi-family model units at the Four Seasons Residences in San Francisco. The furnishings, art, and accessories were all carefully selected and curated, as well as the premium additions of light fixtures, window and wall treatments –  an added enhancement to customize the space.

With turnkey, developers get the expertise and influence of designers who are skilled in transforming a space to a budget and perfectly appeal to potential buyers and renters, with little to no hassle on their end. Ready to take your units to the next level? Let’s talk.
